VV Licence 2026 – What the New Legislation Really Means

The new VV law, Ley 6/2025, fundamentally reshapes short‑term tourist rentals in the Canary Islands.

Ley 6/2025 has been legally in force since December 2025 and regulates Vivienda Vacacional (VV) rentals far more strictly than before. The 10‑year restriction applies exclusively to new‑build properties and therefore only affects classic short‑term tourist rentals. Existing properties older than 10 years can still qualify for VV use, provided they meet the technical and legal requirements.

Key factors for approval include:

– location within an officially designated VV zone

– compliance with current technical minimum standards

– alignment with the new municipal criteria
