Our service portfolio provides private buyers with maximum security when purchasing property on Fuerteventura. We examine your chosen property technically and legally, identify risks early and guide you through a structured process up to the Escritura. All services are clearly defined, transparent and aligned with current Canary Islands regulations.
Immo‑Scouting (1% Fee)
For buyers who have found a property on a portal or want us to conduct a targeted search, we offer professional Immo‑Scouting.
We analyse the entire market — including private networks — and perform a full technical and legal assessment of the selected property.
Fee: 1% of the anticipated purchase price of the inspected property.
External costs: Lawyer, architect, ITE technician, measurements, technical reports and municipal fees are paid directly by the client.
External service providers are engaged exclusively in the client’s name and on the client’s account.

Note: Complex properties (large fincas, multiple extensions, PV/Pozo checks) may require up to €7,500 due to additional reports and extended ITE coordination.
Negotiation & Closing Support
Hourly Rate: €150/hour (standard)
Range: €120–€200
Fixed Fee Option: €1,200 for a defined negotiation phase (e.g., up to pre‑agreement), including formal document requests, deadlines and price‑binding clauses.
Optional Success Bonus: 0.5–1.0% of the negotiated price reduction (only for significant savings).
Travel Costs: On‑site work outside the standard zone is billed separately (mileage/flight + expenses).
Technical ITE Inspection
The Inspección Técnica de Edificios (ITE) is the central instrument for assessing the technical condition of existing buildings.
We examine structure, moisture, installations, construction risks, extensions and technical documentation.
CEE Validation (Energy Certificate)
We verify whether the energy certificate is valid, registered, complete and correctly assigned.
Incorrect or missing CEE documentation can result in fines of up to €6,000.
PV Assessment (Photovoltaics)
We assess ownership status, commissioning protocols, technical documentation, feed‑in contracts, subsidy eligibility and legal compliance.
Pozo Assessment (Water Rights)
We verify ownership documents, usage rights, technical documentation, water‑law requirements and potential restrictions.
Municipal Checks
We conduct structured checks with Ayuntamiento, Aguas, Registro and Catastro to clarify uses, permits, open procedures and potential legacy issues.
Payment & Service Conditions

Payment: All packages (A, B, C) are paid in full at the time of commissioning. Negotiation and closing support is billed hourly or according to the agreed fixed fee.

Cancellation: Free of charge up to 48 hours before the start of service. After that, 25–50% depending on work already performed.

Offer Validity: 30 days.

Individual Quote: After a short intake review (property address, listing, required scope), we provide a binding fixed‑price quote.
