Energy Certificate (CEE)
The Energy Certificate (Certificado de Eficiencia Energética, CEE) documents the energy performance of a property in Spain. It is mandatory for sales and new rental contracts and provides buyers, tenants and authorities with clear information on energy consumption, CO₂ emissions and recommended improvements. This page explains the purpose, content, issuance process, common pitfalls and the current validity rules.
What is the Energy Certificate (CEE)
The CEE is an official document that evaluates the energy efficiency of a building or apartment. It assigns an energy rating (A to G), estimates annual energy consumption, and includes recommendations for improving efficiency. It provides transparency for buyers and tenants and forms part of the legal documentation required in real estate transactions.
Important: Standard validity is 10 years. For properties with energy class G, the validity is reduced to 5 years nationwide (Real Decreto 659/2025 – amendment of RD 390/2021).
Why the CEE matters
-
Legal compliance: Mandatory for property sales and new rental agreements.
-
Market value: Energy‑efficient properties are more attractive and often more stable in value.
-
Cost transparency: Buyers can assess expected energy costs and potential improvement needs.
-
Risk: Missing or outdated certificates can cause delays, penalties or renegotiations.
