NRUA Filing Requirement 2026


Since early 2026, a decisive new regulation applies to all owners who rent out their property on Fuerteventura either seasonally (under the LAU) or for tourist use.


Anyone who applied for an NRUA number (Registration of Accommodation Use) in 2025 must now submit an annual informational declaration — no later than 2 March 2026.


This obligation applies to:

  • holiday apartments

  • apartments

  • villas

  • fincas

  • even boats rented out for tourism


For the first time, the NRUA becomes an ongoing obligation rather than a one‑time registration.

NRUA Annual Filing for Property Owners – What Has Changed and Why the NRUA Alone Is No Longer Enough (NRUA Filing Requirement 2026)


In 2025, the NRUA was the prerequisite for legally listing a property on platforms such as Airbnb or Booking.com..


But since 2026, the rule is clear:

  • An NRUA without the annual filing is invalid.

  • The Registry Authority (Colegio de Registradores) performs an automated data check.


If the filing is missing, the code is deactivated — with immediate consequences for your online visibility.

1. Deactivation of the NRUA Number


Without a valid NRUA, your property loses its legal visibility.


2. Automatic De‑Listing on All Platforms


Digital portals such as Airbnb or Booking.com  are legally required to remove listings without a valid code within 48 hours.


3. Loss of Bookings for the Coming Season


No listing means no visibility — and no visibility means no income.

The declaration is submitted through the electronic platform of the Colegio de Registradores.


The following information is required, among others:


  • confirmation of actual use

  • type of rental (LAU seasonal rental, tourist rental, mixed)

  • updated property data

  • proof of purpose‑appropriate use (e.g., digital nomads, workers, seasonal staff)


For the first time, authorities verify whether the property has been used in accordance with its declared purpose.
